Replacing a roof

Metal Roof Replacement in Malibu

A metal roof replacement in Malibu starts with taking the old roof all the way off. We strip to the deck, repair what is underneath, and build a new standing seam roof from the bottom up, with panels custom-fabricated in-house and installed by our own crew. Nothing gets laid over the top of anything.

When a Malibu Roof Is Ready to Be Replaced

Most people call us for one of three reasons. The first is an older roof that has started asking for attention every winter: a leak at the chimney one year, a soft spot near a valley the next. The second is a remodel or a sale, where the roof is the piece that no longer matches the rest of the house. The third, which many Malibu owners have faced since 2018, is a home touched by fire or smoke, where the owner wants the next roof to be noncombustible.

Whatever brings you to it, the signs worth taking seriously are the same:

  • Stains on ceilings or in the attic after rain, even small ones.
  • Shingles that are curling, cracked or shedding granules into the gutters.
  • Wood shakes that have split or gone gray and brittle.
  • Rust at the fasteners or seams of an older exposed-fastener metal roof.
  • Flashings around skylights and chimneys that have been patched more than once.
  • A roof deck that feels spongy underfoot.

None of these mean the house is in trouble tomorrow. They mean the roof has done its job and the next one should be planned rather than rushed.

Reroof or Rebuild: Two Different Conversations

A reroof on a standing house and a roof on a home being rebuilt after the Woolsey, Franklin or Palisades fires are related jobs, but they move differently.

Replacing the Roof on a Standing House

The family is often living in the home while we work. The old covering comes off in sections, the deck is repaired and dried in the same day wherever we can manage it, and the new panels follow. Planning around weather, parking on narrow canyon roads and access to the roof are part of the job from the first visit.

A Roof on a Rebuild

On a rebuild, the roof is one stage in a much larger project. We work from the architect's drawings, coordinate with the general contractor, and fabricate panels and trim to the framed roof once it is ready. The questions shift toward the full roof assembly, the fire rating and how the roof meets new walls, windows and decks. For owners rebuilding in the Big Rock, Las Flores or Corral Canyon areas, or along the eastern stretch of PCH, our fire-resistant metal roofing in Malibu page explains what to ask for in that assembly.

We treat both kinds of work with the same respect. Many Malibu homeowners have been through a hard few years, and the roof is a place where they want certainty, not a sales pitch.

How a Metal Roof Replacement in Malibu Goes, Step by Step

Every roof is different, but the order of the work never changes. Here is what happens on a typical replacement.

  1. Measure and walk the roof. We look at the covering, the attic where we can, the flashings, the gutters and how the roof drains. We take field measurements for every panel and piece of trim.
  2. Plan the permit path. Roof replacement in Malibu runs through the City of Malibu. We prepare the roof details the city asks for and help you understand what applies to your project.
  3. Fabricate in our shop. Panels are fabricated to length and trim is formed to your roof in our own Van Nuys shop. Your roof is made before we start taking the old one apart.
  4. Tear off. The old roof comes off down to the bare deck. Debris goes into bins, not onto your landscaping.
  5. Inspect and repair the deck. Soft, rotted or delaminated sheathing gets cut out and replaced. This is the stage that matters most.
  6. Underlayment. An underlayment suited to metal roofing goes across the whole roof, lapped and sealed at valleys, eaves and walls.
  7. Flashings and edges. Drip edge, valley pans, wall flashings, chimney and skylight flashings are formed and installed before the field panels.
  8. Panels and seams. Panels go on with concealed clips, and seams are locked as each run goes up.
  9. Ridges, hips and caps. Closures and caps finish the high points so wind-driven rain cannot get underneath.
  10. Clean up and walk through. We walk the finished roof with you, and the site is left the way we found it.

The Honest Part: A Quote Can Move Once the Roof Is Open

Nobody can see a roof deck until the roof is off it. A careful look from the attic and a walk across the surface tell us a lot, but not everything. Older homes near the beach, and homes that have been patched over the years, sometimes hide rot or old leak damage under the covering.

So we say this plainly at the start. We price the work we can see and tell you what we expect we might find. If we open the roof and discover damaged decking, we stop and show you before anything is replaced. You see photos, you see the wood itself, and nothing gets added to the job that you have not looked at first. That is how we would want to be treated on our own house.

What We Replace Old Roofs With

Standing seam metal, built in-house, is our specialty. If your current roof is shingle, wood shake, tile or an older exposed-fastener metal panel, the replacement is a full standing seam system designed for your house. Panels run long and clean, fasteners stay hidden under the seams, and every edge is trimmed with metal from the same coil. The details of the panel system, the seam types and finishes are on our standing seam metal roof in Malibu page.

If the roof you have is in good shape and only needs a repair, we will tell you. Standing seam is our focus for replacements, and we also install corrugated metal and metal roofing that imitates shake, tile or slate where a house calls for it.

Why We Never Lay Metal Over an Old Roof

Some contractors offer to install metal over existing shingles to save a day. It is allowed in some situations, but we do not do it, for three reasons:

  • You cannot inspect a deck you have covered. Any rot under the old roof stays there, under your new one.
  • It changes the roof assembly. Fire ratings and manufacturer requirements are based on a specific build-up of layers. An extra old layer underneath is not part of that tested system.
  • Flashings do not sit right. Walls, chimneys and skylights were flashed for the old roof height. Building over them makes every edge a compromise.

A full tear-off takes a little longer. It is also the only way to know what your new roof is sitting on.

Malibu Specifics That Shape a Replacement

Salt Air Near the Beach

Homes on Carbon Beach, in Malibu Colony or along Broad Beach live with salt spray every day. That affects which metal we recommend, which fasteners we use and how we keep different metals from touching. We go deep on that on our coastal metal roofing in Malibu page.

Access on Hillsides and Canyon Roads

Steep driveways off Malibu Canyon or tight turns in the hills above Point Dume change how materials arrive. Long panels need a way onto the roof. We plan delivery, staging and, where needed, lifting on the first visit, so there are no surprises on install day.

Recycling and Permits

The City of Malibu's Building Safety Division handles permits through its online Development Portal, and the city requires construction and demolition projects to recycle or reuse a share of their waste. Metal is easy to recycle, and an old roof coming off is part of that plan. Projects in the coastal zone may also have planning questions about the exterior, so confirm with the city whether your roof needs a Coastal Development Permit or qualifies for an exemption before work begins.

Views From Above

Many Malibu roofs are seen from the road or the hillside behind them. A replacement is a chance to clean up a roof that has collected years of vents, patches and leftover equipment. We consolidate and tidy what we can, so the new roof reads as one clean surface.

Choosing Who Replaces Your Roof

A roof replacement is mostly work you will never see again once it is finished. That is why it matters who is on the roof. A few things are worth checking with any contractor:

  • Look up the license with the Contractors State License Board. Ours is #888710, held by Eclipse Remodeling & Roofing Inc., doing business as Eclipse Metal Roofing.
  • Ask who will actually do the work. With us, it is our own crew. No subcontractors, ever.
  • Ask where the panels and trim are made. Ours are custom-fabricated in-house in Van Nuys.
  • Ask what happens if damaged decking is found. You should get a clear answer before you sign.

Eclipse Metal Roofing has worked on homes across Los Angeles since 2006. You can learn more about the company on the main Eclipse Metal Roofing website or on our about page, and when you are ready, ask for an estimate.

Questions Malibu Homeowners Ask

How long does a metal roof replacement in Malibu take?

Most homes take days rather than weeks once work begins. The shape of the roof matters more than its size: a simple gable goes quickly, while a roof with many hips, valleys and skylights takes longer. Deck repairs and weather can add time, and we tell you when that happens.

Can I stay in my home during the replacement?

Usually, yes. We work in sections and dry in the roof as we go wherever we can. Expect noise during tear-off and some limits on parking and access around the house.

Do you replace roofs on homes being rebuilt after the fires?

Yes. On a rebuild we work with your architect and general contractor and fabricate the roof to the framed structure. Our fire-resistant metal roofing in Malibu page explains how the roof assembly is put together for a wildfire setting.

Will you install metal over my existing roof?

No. We remove the old roof down to the deck on every job. It is the only way to inspect and repair the wood your new roof depends on, and it keeps the roof assembly the way it was designed and tested.

Why can the price change after the old roof is removed?

Because damaged decking cannot always be seen until the covering is off. If we find it, we stop, show you photos and the wood itself, and nothing is replaced until you have seen it. A good metal roofing contractor in Malibu should explain this before you sign, not after.

What kind of metal roof do you install as a replacement?

Usually standing seam, our specialty, with panels custom-fabricated in our own shop and fastened with hidden clips. Learn how the system works on our standing seam metal roof in Malibu page.

Is a metal roof replacement in Malibu different near the beach?

Yes. Salt air changes which metal, finish and fasteners make sense, and how close you are to the water matters. See our coastal metal roofing in Malibu page, or start with an overview of metal roofing in Malibu.
