Standing Seam Metal Roofs in Malibu
A standing seam metal roof in Malibu is a roof of long, flat panels that run from the ridge to the eave, joined at raised seams that sit above the water. We custom-fabricate every panel at our own shop in Van Nuys, cut to the length of your roof, and install it with our own crew. No subcontractors, ever.

What a Standing Seam Roof Actually Is
Most roofs are made of many small pieces that overlap, so water has to run across hundreds of joints on its way to the gutter. A standing seam roof turns that around. Each panel is one continuous piece, often the full run from ridge to eave, and the only joints are the vertical seams between panels. Those seams are folded up an inch or more above the flat of the roof, which means rain runs past them instead of across them.
The other half of the system is what you never see. The panels are not screwed through their face. They are held to the deck by clips hidden inside the seam, so the surface you look at from a bluff above Point Dume or from the deck of a house in Malibu West is clean metal with no rows of fasteners. That is the look most people are after, and it is also the reason the roof lasts.
Why the Clips Matter More Than the Metal
Metal grows when it warms up and shrinks when it cools. On a Malibu roof that happens every single day: cool marine air in the morning, full sun by early afternoon, a quick drop again when the fog comes back in. A panel twenty or thirty feet long moves a measurable amount through that cycle.
On an exposed-fastener roof, that movement works against the screws, slowly widening the holes and wearing the rubber washers until they leak. On a standing seam roof, the clips let each panel slide while still holding it down. Some clips are fixed and some are designed to float, and where each one goes depends on the length of the panel and the shape of the roof. Getting that layout right is the quiet part of the job that decides how the roof behaves in year fifteen.
The Two Seam Types, in Plain Terms
There are many standing seam profiles, but most residential roofs come down to two families.
Snap-Lock Seams
One panel edge is shaped to snap over the edge of the next. It installs without a seaming tool, and on a straightforward roof with a reasonable pitch it gives a crisp, narrow seam line. It suits a lot of single-story homes and modern additions.
Mechanically Seamed Panels
The panel edges are overlapped and then folded together on the roof with a seaming machine, either once (single lock) or twice (double lock). A folded seam holds tighter and resists water better on lower slopes and in exposed spots, so it is the usual choice when the pitch drops or the roof faces steady wind off the water.
Which seam belongs on a standing seam metal roof in Malibu depends on the slope, the length of the runs and how exposed the roof is. We look at the roof first and recommend from there, rather than starting with a favorite.

Panels Formed to Your Roof, Not to a Stock Length
Because we fabricate in-house, panels are made for a specific roof. That changes a few things you will notice:
- Fewer end laps. Where the roof allows it, each panel runs in one piece from ridge to eave, so there is no horizontal joint halfway down the slope.
- Trim made to match. Ridge caps, hip caps, valley pans, rake trim and wall flashings are bent from the same coil as the panels, so color and finish match exactly.
- Details solved before install day. Odd angles, curved walls and tight dormers get worked out at the shop, not improvised on a ladder.
Custom-fabricated in-house is not a slogan for us. It is the reason the edges, which is where roofs leak, look and perform like the rest of the roof.
Steel or Aluminum
Standing seam is made in several metals. For Malibu homes the conversation usually narrows to two.
| Material | What it is | Where it fits |
|---|---|---|
| Galvalume steel | Steel sheet with a coating of aluminum and zinc, usually finished with a painted surface. | Strong and stable, a good fit for many homes set back from the water, in the canyons and on the hillsides above PCH. |
| Aluminum | A lighter metal that does not red-rust, also finished with a painted surface. | Often the better choice close to the ocean, where salt spray settles on everything. We cover that in detail on our coastal metal roofing in Malibu page. |
Distance from the surf, wind direction and the way your lot is shaped all play into this, so we decide it house by house.
Finishes and Colors That Suit Malibu Houses
Most premium standing seam is finished with a PVDF coating, often sold under the Kynar 500 name. It holds color and gloss far longer than ordinary paint in strong sun, which matters on a roof that faces south over the water all afternoon.
Color is usually a question about the architecture:
- Modern and coastal contemporary. Charcoal, dark bronze and matte black give the sharp, thin roof line that suits flat-faced glass houses on the bluffs.
- Ranch homes in Malibu Park and Malibu West. Soft grays and weathered tones keep a long, low roof from feeling heavy against the hills.
- Cape Cod and farmhouse styles. Light and medium grays look right over white board-and-batten siding, the classic pairing.
- Mediterranean and Spanish revival. Warm bronzes and deep browns sit comfortably with stucco and timber, and work well on additions and outbuildings.
Lighter finishes also reflect more of the sun, which keeps the attic cooler on a still September afternoon. We bring real samples so you can see them in Malibu light, which is brighter and bluer than a showroom.

Call (424) 567-7960The Details That Decide a Standing Seam Roof
Anyone can run a flat panel down a simple slope. The quality of a standing seam metal roof in Malibu shows at the places where it changes direction or something passes through it.
Ridges and Hips
Caps are vented where the roof needs to breathe and closed where it does not, with closures under the panels so wind-driven rain and insects cannot get in under the cap.
Valleys
Valleys carry the most water on any roof. We form them as open metal pans with the panels turned and hemmed at the edge, so water has a clear path and leaves and needles from the oaks and sycamores in the canyons are easy to clear.
Skylights, Vents and Chimneys
Every penetration is flashed into the roof with formed metal, not sealed over with a bead of caulk and hope. Curb-mounted skylights get a cricket on the uphill side so water is pushed around them.
Solar
Standing seam is one of the best roofs to put solar on. Panels can be mounted with clamps that grip the raised seam, so there are no holes drilled through the roof surface at all. If solar is part of your plans, tell us early so the seam spacing and layout suit the array.
Pitch, Views and the Shape of the House
Standing seam works on lower pitches than tile or shingle, which is one reason it shows up on so many contemporary homes. How low is low enough depends on the panel and the seam, so we check it against the manufacturer's limits for the specific system, not a rule of thumb.
In Malibu the roof is often part of somebody else's view, and part of yours. A roof seen from the hillside above, the way houses along Big Rock and Las Flores are, should read as one clean surface. We plan seam spacing so the lines line up with the edges of the house, and we keep vents and caps tidy and grouped where we can.
Changing the look or height of a roof can bring planning questions in Malibu. The City of Malibu operates under a certified Local Coastal Program, and some exterior work needs a Coastal Development Permit while some may qualify for an exemption. We do not guess at that for you. The city's Planning Department is the right place to confirm what your project needs, and we help pull together the roof details they ask for.
Living With a Standing Seam Roof
One of the best things about a standing seam metal roof in Malibu is how little it asks of you. There are no exposed screws to tighten and no shingles to blow off. A short list keeps it in good shape:
- Rinse the roof with fresh water once or twice a year if you live near the beach, so salt does not sit on the finish.
- Keep valleys and gutters clear of leaves, especially in the canyons.
- Look at flashings around skylights and vents after a big winter storm.
- Do not let anyone walk the roof in hard-soled shoes or drag equipment across it. Call us first if another trade needs access.
That is about it. A properly built standing seam roof is designed to be left alone for a very long time.
Fire, Salt and Replacement
Metal does not burn, and a standing seam roof installed over a fire-rated underlayment is a natural fit for Malibu's wildfire setting. We explain ratings and assemblies on our fire-resistant metal roofing in Malibu page. Call (424) 567-7960How long does a standing seam metal roof last in Malibu?
Standing seam is one of the longest-lasting residential roofs available, and the system is built to outlast most other coverings by a wide margin. How long yours lasts depends on the metal, the finish, how close you are to the ocean and how well the details were built. Near the water, choosing the right metal matters most, which we explain on our coastal metal roofing in Malibu page.
Is a standing seam roof noisy in the rain?
Not when it is installed over a solid deck and underlayment, which is how we build it. The sound most people imagine comes from metal over open framing, like a barn. Over plywood and underlayment, rain on standing seam sounds much like rain on any other roof.
Can you install a standing seam metal roof over my existing shingles?
We do not. Laying panels over an old roof hides the deck, which is the part that fails first if it has been wet. We take the old roof off, inspect and repair the deck, and build up from there. You can read how that works on our metal roof replacement in Malibu page.
Will a standing seam roof work with solar panels?
Yes, and very well. Solar can be mounted with clamps that grip the raised seams, so no holes are drilled through the roof. Let us know early so we can plan panel layout with the array in mind.
Do I need a permit for a new standing seam roof in Malibu?
Roof replacement in Malibu is handled through the City of Malibu, and the permit path depends on the scope of your project. Some projects in the coastal zone may also need a Coastal Development Permit or may qualify for an exemption. Confirm with the city before work begins. As your metal roofing contractor in Malibu, we help prepare the roof details the city asks for.
What color standing seam roof looks best on a Malibu home?
It depends on the architecture. Darker charcoals and bronzes suit modern houses on the bluffs, soft grays suit ranch homes, and light grays pair well with white board-and-batten. We bring real samples so you can see them in daylight at your house.
Is a standing seam metal roof in Malibu a good choice for wildfire areas?
Metal is noncombustible, which is one reason so many owners look at metal roofing in Malibu after a fire season. A standing seam roof can be installed as part of a Class A rated assembly. The rating depends on the full system, including the underlayment and deck. Our fire-resistant metal roofing in Malibu page explains what to ask for.
